Local Housing

Damp in Heckmondwike's older houses

Heckmondwike grew on the blanket trade in the 1800s, and a lot of its housing dates from then: terraces near the town centre and along the main roads, with newer semis and estates further out. Most of the older houses have solid walls with no cavity, and that shapes the damp problems we look for.

  • Solid walls with no cavity Rain that soaks into the outside face of a solid wall can reach the plaster inside. Patches that grow after wet weather, at any height, point to penetrating damp.
  • An old or missing damp proof course Many houses of this age were built with a slate damp proof course or none at all. Damp low on a ground-floor wall, with a tide mark and salts, is often rising damp.
  • Paths and yards built up over the years Ground raised against a wall can bridge the damp proof course and let moisture past it. It's one of the first things we check outside.
  • Cold rooms and mould Solid walls are cold, so moisture from cooking and drying washing settles on them. Black mould in corners and behind furniture usually means condensation, not a fault in the wall.

Several of these can be going on in the same house. Damp meter readings, taken up the wall and compared with what we see outside, show which one you have.

How It Works

What happens when we come out

We look at the damp inside, then the wall outside: ground levels, gutters and downpipes, pointing and air bricks. We take readings with a damp meter and tell you there and then what we think is causing it.

If work is needed, you get a fixed price in writing. If it isn't, we'll tell you that too. For rising damp the treatment is the same system we use everywhere: plaster stripped back to brick, a chemical damp proof course injected, a meshed membrane fixed and the wall replastered. You can decorate two weeks later.

Heckmondwike questions

Do you cover all of Heckmondwike?

Yes, the whole of WF16. If you're on the edge of the area, send us your postcode and we'll confirm.

My house has never had a damp proof course. Does it need one?

Not always. Plenty of old houses without one stay dry. It only needs treating if the survey shows ground moisture rising in the walls. We'll tell you either way.

Is the damp in my bedroom rising damp?

Probably not if it's upstairs. Rising damp stays low on ground-floor walls. Damp in an upstairs room is usually rain getting in or condensation, and both are fixed differently.
